The situation
This Blythewood estate came to us by referral, and it is the kind of roof that scares off smaller crews: multiple wings, hip after hip, and a set of aging skylights, all sitting over brick that deserves better than a worn-out roof. Our inspection documented every slope and penetration, and the homeowner got one itemized price for the whole scope before we touched a shingle.
What we did
- Full inspection of every slope, skylight, and penetration, documented in photos
- Complete tear-off with decking inspected and replaced where it had gone soft
- Synthetic underlayment across the entire deck
- New architectural asphalt shingles in a deep charcoal tone over the brick
- New skylights set and flashed as the shingle field went on
- Seamless gutters installed across the full roofline to finish the project
The result
The roof came in at about $35,000, and the seamless gutter system brought the full project to right around $44,000. Blythewood is home turf for us: the company was founded here and the owner still lives here. If you have a large or complicated roof in Blythewood and want it handled by a crew that does this every week, start with a free inspection.
