The situation
This one started the way a lot of our projects do now: the homeowner filled out the form on this website. The brick home in West Columbia had a roof that was genuinely done. Our inspection found rotted decking along the ridge with sections open to the weather, shingles worn through, and gable siding that had been soaking up water for years. Patching any one piece would have left the rest failing around it, so we quoted the full exterior as one coordinated project.
What we did
- Complete tear-off with rotted ridge and field decking cut out and replaced
- Synthetic underlayment and new architectural asphalt shingles
- New pipe boots and flashing throughout
- Weathered gable siding and fascia stripped and replaced
- New seamless gutters and downspouts to move water off the new roof
The result
The roof came in at $10,650, siding and fascia at $9,725, and the seamless gutters at $1,775: right around $22,000 for the whole exterior, finished inside one week.
